If you like the coastal area of SW France and you want to find somewhere to live in, rent out, use as a holiday home or a mixture of these then the villas at La Foret d’Armotte could be just right for you. The residence is unusual in that the maintenance & security of your villa is completely taken care of by the on site management company so it’s really suitable for people who either don’t want the hassle of organising all this themselves or they don’t live in France and therefore need someone to be doing all that for them. Most villa residences don’t offer this kind of service and you certainly won’t get it if you buy a regular house in France. This leaves your house open to vandalism, break ins or costly repairs while you’re away not to mention the hassle of organising a gardener, a pool cleaner or a handy man, plumber or any other service you may need.
When you buy a villa at La Foret d’Armotte on the other hand all this is taken care of for you meaning you can head back home after your stays safe in the knowledge that everything will be taken care of while you’re away and it will be in just as good a condition the next time you return. In addition to there is an onsite management company called Odalys who are the 2nd largest rental management company in France and offer hotel services on site to the owners and holiday renters which includes cleaning, provision of towels & linen whilst of course manning the on-site reception and helping to organise local activities etc. They can rent out your property when you are not there or all the time if you wish providing a very healthy rental income as well as paying for the running costs. For example if you were to rent your villa out for just 18 weeks per year over the summer you can expect to earn a NET rental income of 7.1% but the great thing is that you are not under any obligation whatsoever to rent it out at all if you don’t want to giving you, the owner, full control over your property and when you use it. This is in contrast to most other gated residences which either have no-one onsite at all or obligate the owners to sign 20 year commercial leases (known as leasebacks) which force the owners to rent the property back to the management company for 20 years in return for a fixed rental income and perhaps a couple of weeks use per year. La Foret d’Armotte has no such obligations and is therefore much more appealing to most people and makes them very easy to resell since you have the best of both worlds.
The location is ideal as you are just 500m walk from the village centre with its own bakery, post-office, mini-supermarket, hairdressers, newsagents, restaurant-bar, church and village hall amongst other things. It is also situated on the edge of a large forest and just a few minutes from the sandy beaches and the 18-hole Royan international golf course giving you peace and quiet but also quick access to activities and sight-seeing. The larger towns of Royan and Saint Palais-sur-mer are 8km and 4km away respectively where you will find a large selection of boutique shops, cafes, bars, restaurants etc and if you want to venture to the majestic and charming cities of Bordeaux and La Rochelle they are 1h30 mins and 1h drive away respectively, each having their own international airport and TGV train stations.
Activities in the area are far too numerous to name them all but some of the main ones include golf, tennis, swimming, fishing, surfing, wind-surfing, sailing, kayaking, hiking, horse-riding, cycling, paragliding, rock-climbing, quad-biking, beach volley ball and much more besides. There is also an amusement park and a zoo just a few km away and a variety of activity clubs for children and nurseries for your younger ones if you wish to take a break and venture around by yourselves for the day. There are as you would expect in this part of France a large number of vineyards and Chateaux to visit and go on wine tasting tours with but there are also many local festivals, theatre and concerts at Royan, La Rochelle and Bordeaux throughout the year. Locally of particular interest you also have the Troglodyte and monolithic caves and the Gallo-Roman museum, art exhibitions and horse-racing at La Palmyre. The seafood and in particular its oysters and mussels are famous in this part of France and you can even go Oyster tasting if you wish.
