Baragne is a lovely and bright, spacious, newly decorated, open plan, 3 bedroom house in a small hamlet in the Ariège foothills of the Pyrenees, a region of outstanding natural beauty and tranquillity. Famed for its charm, its stunning landscapes, medieval architecture and Cathar Castles together with its colourful markets, quaint villages, pre-historic cave paintings and breath-taking panoramic views, this area is just waiting to be explored, whether by car, on foot, horseback or kayaking down the fast flowing rivers. With excellent access to all the major attractions of Carcassonne, Canal du Midi, Toulouse, Mirepoix, Andorra and the Mediterranean beaches, basing yourself here will enable you to enjoy all that this spectacular area of France has to offer.

The house is built over 2 levels, with large windows giving it a very light and airy feel. The open-plan layout is perfect for relaxing and entertaining, both indoors and outdoors with a large, sun-drenched terrace with panoramic views all around. The kitchen/living/dining area, the sunny deck, master bedroom with kingsize bed and ensuite shower room, 2nd bedroom with double bed, family bathroom and laundry room are all on the first floor. The ground floor/basement houses the guest suite with kingsize bed, plus 2 single beds (which can be moved upstairs if preferred) with ensuite shower room and French doors opening to lovely views, as well as undercover parking for 2 cars. There is also ample parking outside for multiple cars.

Kitchen : oven, hob, microwave, fridge/freezer, dishwasher, kettle, toaster, coffee maker

Utility room: washing machine, tumble dryer, drying rack, iron/ironing board, bed linen and towels

Entertainment:

Television (not satellite linked), and DVD player with plenty of DVDs, books/magazines and large selection of games, wi-fi internet access

Outside on the deck: weber BBQ, tables/chairs to sit 6 + 4 and a parasol

Local Activities:

Walking, hiking, horse riding, quad biking, rock climbing, via ferrata, water sports, restaurants, shops, markets, castles, beaches and vineyards

Suitability:

Quiet surroundings, suitable for children, transport required, suitable for limited mobility, relaxing.

We would consider our house to be suitable for people with mobility problems with the exception of the stairs to the basement. There are no special adaptations remaining in the bathrooms, but one of the previous owners was a wheelchair user and the size of the rooms and passageway would make access reasonably easy.

Please note that whilst this house does have over 15 acres of fields in the area, some of which are close to the house, there is no direct access to them from our property. Also we do not have any fences so whilst we would consider accepting pets, the lack of fencing should be considered. For the same reason, and the large outside deck, this property might not suit those with very young children.
