A new development in Chamonix, one of the French Alps’ most popular ski resorts, has been launched by French Alpine developer MGM French Properties featuring 50 apartments for sale on a leaseback basis
Chamonix is internationally renowned as both a winter and summer sports mecca and this new development is located in the desirable area of Les Houches. The resort is a particular favourite with families, and properties here in the international capital of skiing and mountaineering are in high demand. Located in the heart of the valley under the gaze of Mont Blanc, Les Chalets Éléna development features 50 one- to three-bedroom turn-key apartments with direct access to the stunning ski area of Les Houches.
A winter playground of epic proportions, Chamonix has become famous for its limitless off-piste and back country skiing and has more than 900km of pistes. The resort has introduced a number of exciting improvements this winter season, notably a major upgrade to a number of ski lifts; a new FUNI 2000 funicular at Brevent to allow beginners to access the Teleski 2000 area; and the installation of new chair lifts at Les Houches. This winter season has also seen the opening of a brand new, cutting edge snow park for freestyle snow sports served by its own chairlift as well as a ‘Cool Zone’ complete with sound system.
There are lots of opportunities to enjoy the snow with or without skis, including husky-sledding, paragliding and glacier trekking pistes. Through the summer months, the year-round lift system also gives access to the high mountain areas around Mont Blanc providing endless opportunities for hiking, mountain biking or climbing.
Bursting with Savoyard charm, the new development has been inspired by the traditional architecture of the local region. The interiors harmoniously blend local wood and stone with a contemporary twist. With close proximity to the slopes, the residences enjoy stunning panoramic views across the spectacular Mont Blanc valley. Perfect for buyers looking for a hassle-free second home, the apartments are fully-managed by the MGM team with underground parking, 24 hour security, cellar storage and locker rooms, laundry and drying rooms as well as access to a range of top-class facilities, including an indoor heated swimming pool, fitness suite, sauna and steam room.
All properties in the new development are sold as leaseback saving investors 20% VAT on the purchase price. Owners still gain 100% freehold ownership as well as a fully-managed property, guaranteed rental income and up to 10 weeks usage across high, medium and low seasons. Setting MGM French Properties apart is the fact they allow owners to maximise personal use at the most desired times of year such as Christmas, Easter and February half term.
Example rental income of an MGM Property: 3 to 4 weeks to use in winter or summer can generate between £3,800 (€5,500) and £6,300 (€9,000) per annum for 1-4 bedroom apartments respectively. Higher or lower use packages are also available.
