Anyone know of any good agents or websites to advertise our campsite for sale with?

OK, wasn't intended as "direct" advertising, but alot of agents don't know how to value our property correctly, as it isn't the sort of thing that comes on the market every day.  Fed up with showing agents round and them asking us for a valuation!!  Want someone who knows their stuff, as opposed to people who have only been in the job 5 mins and don't know their a**e from their elbow!! Hence a brief description of what they are required to market.

As you said, I do already have an advert in your LF magazine, so not exactly looking to do things on the cheap.

Just a word in defence of French agents - most people offering a property for sale have their own idea of what it is worth, which is almost invariably far in excess of the price at which the agent knows it could definitely be sold. So they tend to try and find out what the owner's expectations (or more often needs) are, because if they immediately come in with a much lower figure it gets things off on a rather poor footing. Much better to know what is expected, then they can talk it down a bit, rather than being told to naffoff by an indignant seller, as happens so frequently at present. The problem is that with a shortage of buyers and a surfeit of properties, asking prices have to appear sensible if there is to be any interest at all. And even then sellers have to be prepared to consider realistic offers. The market is certainly rather flooded with gite complexes, both developed and potential. Campsites are rather specialised, so a more specialised agent is probably required.

As Will says there are loads for sale.

I have the details of one website that I found for some friends looking to buy its http://www.gites-in-france.co.uk/ and I have nothing to do with it (normal disclaimer). There are currently 201 Gite complex's for sale on this website and I am sure I have seen other specialised websites as well. Of course there are loads for sale with normal estate agents if one goes looking for them. We know a couple that are for sale, it's the same old story, saw the TV program, bought property, renovated, did all their money, thought they could earn a decent living and now realise it doesn't quite work that way. Sad but true and they are not the first and won't be the last.

I just had a look at this site. I'm staggered by the number of properties up for sale. Its interesting to look at some of them in this area (South Vendée / Poitou Charente) as I have a fair idea how much unconverted property costs and what renovation costs are: quite a few are being offered substaintially below what they would now cost to create from scratch and so (on paper, at least) are pretty good value for money. Not that I'm buying, mind.

Errm, we are selling a campsite (which is very large) and 2 houses (one which "can" be used as a gite) and a property to convert.  As the original post has been edited by moderators, I don't want to put too many details, but it does need a specialist agent, hence the posting.

I agree alot of "gite complexs" are on the market and unless you have added draw (local tourist area etc..) or are with Gites de France, I don't think they are a serious business earner....unlike a campsite can be!

Having being looking for a campsite in France for quite a long time myself, I really advise you to contact a specialised campsite only estate agent located in Pornic (44) (for the head Office) called " Espace Ocean".. Their phone number is 0033.2.51.74.17.70.

They have always been very knowledgeable, efficient and best of all honest.
