Kitting out a B and B

I am new to this site and this game having just agreed a purchase of a property ideally suited for B and B. Wehave to renovate the property entirly including 7 new bathrooms and obviously all the linen for 14 persons ( ovbviously need lots more for change overs etc). Are going for the top end of the market but do not know how to access high quality bedlinen towels etc on a wholesale basis  or high quality bathroom suites. Can anyone help? Rebekah

Hello Rebekah

I reckon at this stage of the game you need to worry more about getting the place ready rather than towels!  Your plumber should be able to give you an enormous pile of bathroom catalogues in prices from reasonable to eye watering to find your bathroom suites.  It makes sense to use a proper plumber with a guarantee as when one of the showers leaks in mid-season you want it fixed pronto. 

Towels in B & Bs need replacing frequently as, however good the quality, frequent washing and being used for such delights as makeup removing and shoecleaning take their toll.  Upmarket guests can have just as bad manners as downmarket ones!Realistically you can find hundreds of suppliers on the net, plenty of catalogues (La Redoute, 3 Suisses etc) do promotions and probably your local linens shop will do you a deal on a bulk order.

I'm no expert on this, but have you looked at the registration requirements for B&B with lots of bedrooms? 7 bedrooms sounds like it falls into the hotel category, especially if you are aiming 'up-market'.

Sorry if you already have this under control.

Hi Rebekah

We opened  a B & B near La Rochelle  this time last year after spending  8 months renovating - same sort of numbers  and standard  as you are looking t be and we were lost as to where to buy stuff here.    With regards to bathroom suites we used our plumber (shop around thou, we managed to half the amount sent due to changing plumbers and using almost identical suites).  For towels, linen, crockery etc etc we used Ecotel.  They are a professional catering suppliers.  We got almost everything from them and they gave us a very healthy discount.

The others who say that 5 is the maximum number of rooms (and 15 the maximum number of persons) for a B&B are right.  More than that and you are in the hotel category and you'll have to comply with loads of regs concerning fire doors, etc.  Don't be tempted to do more rooms on the QT - the fines are enormous and ignorance is not a defence! Either do 5 rooms or check out the requirements for small hotels.

Well actually it depends which department you are in - and family rooms consisting of 2 rooms are considered one!

Well actually it does not, it is set in stone by law. If you look through this section you will find the link direct to the actual 'Decret' that applies (i'm too busy to look ffor you right now) and as already said there are big fines if you break these rules in France.

Well we have just done it and been ticked in the box by all the right authorities  - there was confusion as we are right on the border of 2 departments and we had to look into it - it was either gonna be 5 or 6 bedrooms!

Anyone who doesn't want to know the legal position of B&B in France, for whatever reason, can ignore this.  Others can consult legal status and requirements of a chambres d'hotes by following this link.

The Minister of Tourism issued the decree in August last year.  Here's an extract from the link:

Conditions de capacité et d’accueil

L’activité est limitée à un nombre maximal de cinq chambres pour une capacité d’accueil de quinze personnes au plus.
